How to look at Flipping Real Estate

Driving to a home on Saturday afternoon just before my favorite team the Ohio State Buckeyes played is how you find great real estate deals. This home was a lead I received, I had looked at it before but the price had been decreased a lot. I needed to go to the home and see if there was anymore damage and or changes.As you go through this home or any home you have to keep in mind what is needed for upgrades in the price range you are looking at.  This property is in the mid $300k area and needs to be upgraded to get that price.

What I noticed in this home was no basement, sun room, and a pool.  You could also make two master suites without hurting the other bedrooms. The hall bathroom would be fine for them. Having two master suites is a great advantage when you have grown children living with you or guest that stay at your home.

The marble tile might look good to some, but is very outdated along with the rest of the home. The other benefit of this property were the room sizes. They were very open an roomy, and the master could also fit a small office if needed.

When I look for properties to buy and sell I look at the location first and look at what is needed to get that property rehabbed to it’s fullest listing price advantage.
